Bring this checklist to the sales appointment and request written answers:

  • Identity: street address, lot number, phase, floor plan and the date of the quote.
  • Included features: the base specification sheet and a separate list of displayed upgrades.
  • Choices: available selections for that exact lot, their prices and the deadline for decisions.
  • Total budget: a complete estimate of purchase costs and recurring expenses, with each estimate's source and date.
  • Delivery: the proposed completion date, items still outstanding and the contract's treatment of a delay.
  • Review packet: purchase agreement, applicable disclosures, association documents and warranty terms.

On your worksheet, use separate columns for “available today,” “planned” and “not confirmed.” Ask what the governing documents say about facilities, maintenance and future obligations. Visit the actual lot as well as the model so your notes describe the property under consideration.
