August 2026 SCV Market Report: Correction

Correction — September 7, 2026: An earlier version of this August report contained an incorrectly scaled sold-to-list percentage and drew unsupported conclusions from it. Those figures and conclusions have been withdrawn. We could not verify an archived copy of the original MLS dataset, so this page does not present reconstructed August market statistics.

What the correction means

A percentage-formatting error is not evidence of unusually strong demand. Nor does identifying the formatting error establish the correct historical result: that requires the original records, filters and calculation period.

We have removed the earlier price, inventory and market-direction narrative rather than presenting today's listings as August results. The current market report is available for a new snapshot. Record its extraction date before using it in a pricing discussion.

When comparing a report with your own property, ask which records produced each number:

  • Active list price: the asking price of homes currently offered for sale. This should be identified separately from closed-sale prices.
  • Closed-sale price: the recorded sale price within a specified closing period.
  • Days on market: ask whether it describes active inventory or closed transactions, and whether the statistic is a mean or median.
  • Sold-to-list percentage: ask which list-price field is used, which sales qualify, and whether the statistic averages individual ratios or divides aggregate totals.
  • Geography and property types: city names, ZIP-code groups, detached homes and condominiums can produce different comparison groups.

These are questions to resolve before interpreting a statistic; this corrected page does not claim a particular August result for any of them.

Preparing to buy or sell

For a purchase, save the properties you are actually considering and compare their condition, ongoing costs and contract terms. A region-wide number does not establish the value of a particular home.

For a sale, request a dated set of comparable closed properties and review how the proposed price accounts for differences in location, size, condition and timing. Ask the agent to explain uncertainty and the plan for reviewing feedback after launch.

Use our home search to build a shortlist, or request a property-specific valuation with the source period stated. Contact Rose District if you previously relied on the superseded version and want help reviewing the numbers relevant to your decision.

Frequently asked questions

Is this a complete August 2026 market report?

No. This URL now preserves the correction and explains the data needed for a reliable comparison. Verified historical August statistics have not been restored.

Does the current market report replace the missing August dataset?

No. A current snapshot describes a different extraction date and potentially different periods. It cannot establish what the original August dataset contained.

Where can I get a useful comparison for my home?

Ask for a dated comparable-sales analysis with the selected properties, geographic limits and adjustments available for review.
